The Referral-Check Checklist for Agents
12 things a referred buyer or seller looks for on your site before they call, in the order they look. Open your site on your phone, pretend a friend just gave you your own name, and tick a box only if the test passes.
Is this the person my friend meant?
- A real, recent photo of you. You've got it if someone who met you last month would recognize you from it.
- Your name the way people say it, with your brokerage under it. You've got it if your brokerage name and license number appear where your brokerage's advertising rules want them.
- The area you work, by name. You've got it if a client from the far edge of your area can find their town or side of town on the page.
- A short story in first person. You've got it if it says how long you've been here and why you do this, in three or four sentences, with no "great for families" or school and safety claims.
Will they get me?
- Who you work with, by situation. You've got it if a first-time buyer, a downsizer or the seller of an inherited house can each find a line about what you do for them.
- How you communicate. You've got it if the page says how to reach you, how fast you usually reply and whether you work evenings and weekends.
Do they know what they're doing?
- Recent sales with dates. You've got it if each sale shows the area, which side you were on and the month it closed.
- Credentials said plainly. You've got it if every abbreviation after your name is spelled out once and every number on the page comes from your own MLS records.
What do other people say?
- Real reviews with names and context. You've got it if each review has a first name, a month and what you did, links to where it was posted, and you asked the client first.
How do I reach them?
- Text and Call buttons. You've got it if you can tap either one with your thumb from any point on the page.
- A home value request. You've got it if a seller can ask what their house is worth in under a minute and the page says who replies and when.
Then the listings
- Listings or IDX search below the parts about you. You've got it if someone can reach your listings in one tap, after they've seen who you are.
