- Fair question. I taught 4th grade for nine years before real estate, so I explain things until they make sense, not until I'm tired of explaining.
- And I'll tell you when a house is wrong for you, even if it means another month of looking.
- What's a normal day?
- School drop-off at 7:40. Showings and calls till 3. Pickup. Paperwork after bedtime.
- Saturdays are open houses and soccer, in that order. You'll see it all on my calendar below.
- How do you sell a house?
- We walk it together and I tell you the three things a buyer will notice first. Usually it's small stuff.
- Then real photos, a price backed by the last 90 days of sales, and a weekly text with every showing and what people said.
- What do you charge?
- Commission is negotiable and we agree on it in writing before we start. No surprises at closing.
- Buyers: we sign a short agreement before touring that spells out exactly what I'm paid and who pays it.
- Do you only do midtown?
- Midtown is home, but I sell all over Tucson: Sam Hughes, the foothills, Marana, the west side.
- I just know which streets flood in monsoon season, because I grew up driving them.

Do I have to sign anything to talk to you?
No. Texting, coffee and questions are free. If you want to tour homes, we sign a short written buyer agreement first, as the rules now require, and it says exactly what I'm paid.
What's your commission?
It's negotiable, and we put it in writing before any work starts. I'll walk you through what's included so you can compare me to anyone else.
Can you help if I'm moving to Tucson from out of state?
Yes. Video tours, a list of inspectors and lenders I trust, and a straight answer on monsoon season, scorpions and summer power bills.
How fast will you get back to me?
Usually within 10 minutes during the day. If I'm at a closing or my kid's game, I'll reply by that evening.
