Talk with us

Pull up a chair.

We're Ruth and Sam Hollis, a mother and son selling Asheville homes.

Ruth has sold houses in these mountains since 1996. Sam grew up riding along to showings and joined her in 2018. You get both of us, and we still argue about paint colors at Sunday dinner.

Our story, from the beginning

You'll be letting us into your home, so here's a bit of ours first.

  1. 1996

    Ruth gets her license

A single mom with a seven-year-old, she sold her first house in Weaverville with Sam asleep in the back seat.

  2. 2004

    Sam starts helping

Fifteen and paid in pizza: setting out open house signs and fixing sticky doors before showings.

  3. 2018

    Hollis & Son

Sam gets his license after six years as a carpenter. Now there's someone on the team who can tell you what a repair really costs.

  4. 2024

    After the storm

When Helene hit, we spent months helping clients through insurance claims and repairs. Some we'd sold homes to twenty years before.

  5. Today

    Still at the table

Over 600 homes between us (sample). Most new clients come from someone we've already helped.

Fix it or leave it?

The question every seller asks us at the kitchen table. Make your guess, then see what we'd tell you, and roughly what it costs around here.

  1. Dated kitchen cabinets

    Leave it.

Buyers redo kitchens their own way. Paint or new hardware at most.

    Hardware: about $300

  2. A dripping faucet and a running toilet

    We'd fix it.

Cheap to fix, and inspectors write up every one. Small items make buyers wonder about big ones.

    About $150 to $250

  3. Bold paint colors

    We'd fix it.

A soft neutral photographs better and lets buyers picture their stuff. The best dollar you'll spend.

About $2,000 to $4,000 for main rooms

  4. An older roof that doesn't leak

    Leave it.

Price for it instead. Buyers will ask for a credit either way, and a new roof rarely pays back.

    Saves you $12,000 or more

  5. Overgrown front yard

    We'd fix it.

It's the first photo and the first impression. Mulch, trim, and pots by the door.

    About $400 to $800

  6. Worn carpet over hardwood

    We'd fix it.

Pull it up. Mountain buyers love original floors, even with a few scratches.

    About $500 to haul away

Questions from the kitchen table

Will we work with Ruth or Sam?

Both. Ruth leads on pricing and negotiating, Sam on the house itself. You'll have both cell numbers.

What's your commission?

It's negotiable and agreed in writing before any work starts. We'll explain what's included so you can compare us to anyone.

Do you help with homes damaged in the storm?

Yes. We've helped many families sell or buy after Helene, and we can point you to contractors and adjusters we trust.

Do I need to fix everything before we list?

No. Usually a few small things, and we'll tell you which ones are worth it. That's what the walk-through is for.
